A house drawn around your lot, not pulled off a shelf

Most new homes going up around the Omaha metro come from a catalog. A production builder picks three or four plans that pencil out, drops them on whatever lots are left in the subdivision, and hands you a finish-selection sheet. That works if the plan happens to fit how you live. If it doesn't, you spend the next twenty years working around someone else's floor plan.

We start from the opposite end. We walk your lot, look at where the sun comes from and where the grade falls, and then work with our architects and engineers to draw a house that suits both. A walkout that actually walks out. A garage deep enough for the truck you own. A kitchen sized for how many people really end up standing in it.

Because we're a general contractor rather than a design firm, we're pricing the house while it's still being drawn. That's the difference between a set of plans you love and a set of plans you can afford to build — you find out before the engineering is finished, not after.

    Custom homes on your lot

    You own the ground, we build the house. Acreages around Waterloo, Springfield and Louisville, and infill lots inside Omaha and Bellevue where the setbacks are tight and the plan has to be drawn to fit.

    Spec homes

    Homes we plan, permit and build to sell. If you're looking in the Plattsmouth or Cass County area, ask what we have coming out of the ground — buying early means you still get to make selections.

    Specialty & accessible builds

    Single-level layouts, wider halls and doorways, curbless showers, ramped or grade-level entries. Built in from the drawings rather than retrofitted after the fact, which is both cheaper and better looking.

  • 04

    Plans, engineering & permits

    We coordinate the architect and structural engineer, produce the stamped plan set, and file with the City of Omaha, Bellevue, Papillion or the county — whichever jurisdiction your lot falls in.

  • 05

    Site work & foundations

    Excavation, footings below Nebraska frost depth, poured walls, drain tile, backfill and final grade. The part of the house nobody photographs is the part that decides how it ages.

  • 06

    Framing through finish carpentry

    Framing, roof, windows, siding, interior trim, stairs, built-ins and cabinetry. The same crew that sets your trusses is the one detailing your casing.

We're based in Plattsmouth, twenty-five minutes from downtown Omaha, which puts most of the metro inside a comfortable daily drive. That matters more on a custom home than on any other project we take: a house under construction needs the builder on site regularly, not once a week when the route works out.

Every jurisdiction out here reviews plans a little differently. A lot inside Omaha city limits gets a different review than an acreage in unincorporated Sarpy County, and Bellevue, Papillion and Gretna each have their own quirks around setbacks, stormwater and inspection sequencing. We file the paperwork and sit through those reviews so you don't have to learn the difference.

Do I need to own a lot before I call you?

No. Plenty of our first conversations happen before there's any ground under the project. If you're still shopping, bring us the listings — we can tell you what a lot will cost you in dirt work, utilities and foundation before you commit to it, which is often the difference between two lots that looked identical on paper.

How much does a custom home cost in the Omaha area?

It depends far more on the lot and the level of finish than on square footage alone. A flat infill lot with city utilities at the curb starts in a very different place than an acreage that needs a well, a septic system and four hundred feet of driveway. That's why the first visit is about giving you a realistic range for your specific site rather than a price per square foot that falls apart on contact with reality.

How long does it take to build?

Most custom homes run eight to fourteen months from permit to keys, plus the design and permitting phase ahead of that. Weather is the biggest variable in eastern Nebraska — a wet spring can push the foundation schedule by weeks, and we'd rather tell you that up front than promise a date we can't hold.

Do you work with my architect, or do you provide one?

Either way works. We have architects and structural engineers we've worked with for years and can run the whole design phase in-house. If you've already got drawings or a designer you like, we'll price from their plans and coordinate with them through construction.

Can you build on an acreage without city utilities?

Yes, and a lot of what we build falls into that category. Well, septic, propane, buried electric and a driveway that survives a Nebraska freeze-thaw cycle all get scoped and priced as part of the project rather than treated as somebody else's problem.

Who handles the permits and inspections?

We do. We prepare the submittal, file with the correct jurisdiction — City of Omaha, Bellevue, Papillion, Gretna, or Douglas, Sarpy and Cass County for unincorporated land — and schedule every required inspection as construction reaches it.
